Residential development ‘Kapfing’ – 1st Place

The residential development, together with the neighboring houses, forms a hamlet west of the town center in Kapfing. A deliberately simple, clear development, which consists of three groups of buildings, forms two garden courtyards in the center connected by a communicative axis. A clear arrangement of the apartments in nine houses creates easy orientation and undisturbed coexistence. The access area on the narrow side of the street is clear and easily accessible. An adequate access welcomes visitors at each access area and leads them to the stairs that lead to the upper floor and to the garden level on the west side. All apartments are accessed via three vertical connections and with a maximum height of one floor. A wide alley signals the entrance with a protective loggia and creates an identity-creating new address on Gasteigweg. The development asserts itself through its quiet structure in the environment of small-scale point houses and large tourist buildings and signals contemporary sustainability through its materiality and breathable outdoor areas on two garden levels. The chosen structure creates a high-quality, protected living space that offers maximum semi-public and private quality of stay and ensures communication zones and privacy inside. All supply and disposal transfer points are located directly on Gasteigweg and therefore the community’s opening measures are reduced to an absolute minimum. The material wood determines the interior as well as the external appearance. A light coloring of the structural plaster facades and textile shading complement the wooden construction. The chosen light color of the wood deliberately sets itself apart from the plastered facades, creating a calm whole.
