The Untermarkt in the historic center of Telfs is characterized by its characteristic design – traditional, plastered commercial and town houses in a closed association. The northern part of the new building consists of 3 gabled houses, which respect the specified heights on the Untermarkt and take into account the building law boundary. They form an ensemble on the Untermarkt, each house deliberately independent. The low buildings in the north are complemented by a higher new building cube in the south, which is distanced from the historical building height of the ‘Untermarkt’ revitalization zone by a spacious inner courtyard. The length of the development on the building permit site combines the two building forms into one large whole. A partially covered inner courtyard is the common center for all users and a conscious break between the two parts of the building. This juxtaposition allows the market visitor to approach directly the gastronomy, which enlivens the inner courtyard and forms the entrée for the events in the hall. The proposed mix of uses for the market house will help to make the lower market more attractive: the public axis runs through the middle of the high market hall, permanent and temporary market stalls provide the impetus for a lively ground floor area. The multi-storey winter garden with a cascade staircase is the central link to all Raika levels and connects the bank’s own areas with the advice center and all third-party uses above via access walkways.
