The warehouse-like new building in the west functions with a raised public space as an infrastructural + financial impulse to enable contemporary adaptation in the listed building. It fills the western half of the quarter where there would otherwise be an imbalance. The hermetic area is opened selectively, transitions at tree-top level over the heavily frequented street link the entire district with the Donaulände, with the former slaughterhouse and on to the winter harbor. The inner courtyard in the monument is emphasized by lowering the edge zones, old tracks are used for orientation, all paths and new buildings start from their axes. A spacious and inviting catering and event zone is being created around and in the former Lösehalle. The characteristic towers of the former cigarette production are being adapted in a contemporary way. The 1st floor becomes a public round-tour, exhibitions and seminars alternate here. In addition, open-plan offices for coworkers are planned on the 2nd + 3rd floor, the 4th + 5th floor will be adapted to contemporary apartments by opening the roof. A two-storey residential alley connects this with the stair towers. The former pipe tobacco factory is converted into workshops. A design shop on the ground floor offers in-house produced goods: a label is created! In the storage locations, rooms that are too low are connected to each other at certain points, the strict column order of the building is made visible to the outside through glass elements. Open stairs between stacked greenhouses give the visitor the opportunity to walk through the building gorges between the former raw material stores like on balance beams. Only at the longitudinal facades the structures are docked, the spaces in between become the green lungs of the area. The paved open spaces are given a green opposite that connects the center with the walkways. The partly translucent but largely open bridges offer views and will be overgrown by the plants in the course of time.
